Our real estate department represents developers, contractors, leading Israeli and international real estate companies, as well as property owners and private investors in a wide range of transactions both in Israel and worldwide.
The department’s team consists of skilled and experienced attorneys engaged in representing real estate transactions and complex projects.
The attorneys in the department often step into the client’s shoes, understand their needs, examine the optimal ways to achieve the best result for them, and explore how to cooperate with the other party to the transaction in a way that benefits both sides while protecting the client’s interests.
Our support spans all stages of transactions and projects – from strategic planning and initial engagement, including contractual engagement with developers, landowners, local authorities, and other regulatory bodies, through engagements with external consultants, initiating and approving building plans with relevant planning authorities and assisting with building permits, engagements with suppliers and contractors concerning construction, financing, and bank support, selling or leasing units, and finally executing the registration of a shared building, consolidation and partition plans, consolidation and partition maps, and any other whether complex or simple, required for the transaction or by law.

Complex Real Estate Transactions
The attorneys in the department advise on a broad range of complex real estate transactions, including combination agreements, sale agreements, cooperation agreements for land consolidation aimed to establish mixed-use projects (commerce, employment, residential).
Our firm supports landowners and developers from the moment of engagement in cooperation agreements/combination/sale, through initiation and planning, meeting all local authority conditions and submitting for approval various agreements with the local authority (maintenance agreements, public building establishment agreements, expropriation, etc.), obtaining building permits, support during construction (engagements with contractors, consultants), financing and bank support, completion of construction, sale/leasing of units, and registration of a shared building as well as ongoing support for building maintenance and operation.
Purchase Groups
We provide legal advice and ongoing support during the establishment of a purchase group, engagement in a partnership agreement and a land purchase agreement, including support on tax aspects, legal advice on engagement in financing and bank support agreements, as well as engagement with contractors and various consultants for project construction, delivery of new apartments, and registration of a shared building.
Urban Renewal
Our firm supports developers and landowners in urban renewal agreements (TAMA 38/1 strengthening and expansion, TAMA 38/2 demolition and reconstruction, “Pinui-Binui”) at all stages of the transaction, from start to finish. Our legal services include initial contact with the developer/landowners, appointing representatives to act on behalf of the tenants, negotiating and representing in negotiations for signing the urban renewal agreement, handling and appearing before various authorities to obtain the necessary approvals to implement the transaction (inheritance registrar, court approval in procedures under the Legal Capacity and Guardianship Law, etc.), engagement with a supporting bank, support in planning procedures with the local authority, obtaining building permits or specific plan approvals, obtaining building permits, support and negotiation for signing a support agreement with a bank, representation during the project’s life, and registration of the new project in all relevant registries (Land Registry, Israel Land Authority, local authorities). In cases of representing a developer in urban renewal, our firm also supports the developer in selling units, including compliance with the requirements of the Sales Law.


Litigation
Real estate transactions and processes can give rise to various legal disputes and conflicts. Our real estate department, in collaboration with our litigation department, has the knowledge and experience in representing clients before civil and administrative courts, the supervisor of condominiums, the national infrastructure and parcel registration office, municipal bodies, the Israel Land Authority, the Tax Authority, and various appeals and objection committees.
Our firm does everything possible to bring real estate transactions to fruition while simultaneously addressing any issues that may hinder their completion.
Real Estate Taxation
As part of the holistic support provided by our firm, our tax law department is frequently involved in various real estate transactions and advises, when necessary, on a wide range of real estate taxation issues, including providing preliminary tax assessments, examining all tax alternatives in the transaction, recommending the best alternative for the client, adapting the transaction to the optimal tax alternative, preparing reports to the tax authorities on capital gains tax, VAT, purchase tax, betterment levy, and municipal taxes, as well as representing in appeals and objections procedures before the authorities.
